If smart investors buy a condo unit before it’s built, they can get a piece of a valuable Preconstruction Condos it’s even built, and they might even get their money back. When it comes to investing in real estate today, brand-new condos are a great choice for a number of reasons.

Brand New Condos: A Wise Investment Choice

One big benefit of investing in condos before they are built is the chance to buy at a lower price than flats that are already built. Using pre-construction pricing and incentives is a popular way for builders to get people to buy homes before they are built. As the building goes up and the project gets closer to being finished, the condo’s value generally goes up. This gives investors a chance to make a lot of money when they sell it.

Plus, people who buy Brand New Condos can make their apartment exactly how they want it. People who are investing in condos can make them more appealing and valuable by choosing finishes, fixtures, and layouts that fit their tastes. With this level of personalizing, you might be able to get higher-paying customers or renters, which could help you, make more money from rentals or sell your home later on.

One better thing about buying in condos that are still being built is that you can put off making payments for a while. Instead of paying the full buy price all at once, as is common with traditional real estate purchases, investors usually make monthly payments while the building is being built. Investors have more freedom to use their money wisely and put more of it into other investments because the payments are spread out over time.

Conclusion

Lastly, preconstruction condos are a great way for buyers to get a great deal on an asset that could be worth a lot of money and also secure a building that people want. In today’s competitive real estate market, preconstruction condos offer a way to unlock huge value through customization, the chance for the value to rise, and different payment options.

Why Real Estate Needs Entrepreneurs—Not Just Agents

Real Estate Is Evolving—But Not Fast Enough

Real estate has long been one of the most appealing industries worldwide—and Canada is no exception. But when compared to fast-moving sectors like food delivery, short-term rentals, or digital marketing, real estate seems to lag behind in innovation.

In an era of rapid digital transformation, entrepreneurship has reshaped entire industries. From Uber in transportation to Airbnb in hospitality, we’ve seen how bold, tech-savvy leaders disrupt conventional business models.

So why hasn’t real estate kept pace?

The Real Estate Industry Needs a Mindset Shift

Unlike many sectors driven by automation and software, real estate is personal. It thrives on trust, emotion, and human interaction. But that doesn’t mean it should stay stuck in the past.

Many agents—especially those aligned with traditional brokerages—rely on outdated systems that no longer serve the demands of today’s buyers, sellers, and agents. What the industry needs now is a shift toward mentorship, entrepreneurship, and scalable growth.

It starts with one decision: the decision to do things differently.

Why Innovation Matters More Than Ever

Imagine working in real estate for 10+ years, only to see your business model stay exactly the same. Your transaction volume may increase, but your structure hasn’t changed. There’s no scalable system. No legacy being built. Just more work, more hours, and more hustle.

In a competitive market, agents need more than brand names and commissions. They need:

  • Entrepreneurial guidance

  • Scalable systems that work with or without their daily presence

  • A path to ownership, not just production

That’s where the new-age real estate platform comes in—one that elevates agents into entrepreneurs.

✔️ For Seasoned Realtors® (5+ Years, High Production)

  • Executive-level business training

  • Sub-franchise options to scale your operation

  • Custom backend support plans for business autonomy

  • Partnership opportunities with national and international teams

✔️ For Entrepreneurs Without a License

  • Investor model that allows you to open your own brokerage

  • Full backend support (licensing, management, operations)

  • Ownership without daily involvement

The Hard Truth: If You’re Not Growing, You’re Stalling

Let’s be honest—some Realtors® are simply stuck. They’ve plateaued. They resist change. They chase higher splits but neglect their net profits. They have no system to replace them when they step away.

Ask yourself:

  • Can your business operate without you?

  • Are you growing year over year, or just running in circles?

  • Are you learning to lead, or just learning to sell?

If you’ve been with a brokerage for 5+ years and your model hasn’t evolved, it’s time to reassess. Because time rewards evolution—and punishes stagnation.

TOP GTA Realtors

Dealing Home With Top Realtor GTA, ON

When dealing with a home, whether it is about selling or buying a home, it involves a big decision. As we know, good research is always essential when making a big decision. But as most of us are naive to the inner situation of the real estate market, a REALTOR® is a good source of information about the current market trend. With the real estate market growing larger every year, REALTOR® are multiplying in numbers too. But not all of them are as efficient as the others.

Let’s filter a few characteristics in this large market to spot the top REALTOR® in Toronto.

Is Highly Interrogative

Most Real Estate Agents promise to deliver services with utmost efficiency and claim to be doing so once hired. You can know the reality by observing whether they are excessively interrogative while evaluating your needs. A top REALTOR® asks more and more questions at every step. Only with this interrogative nature can you judge if the REALTOR® is into fulfilling your needs or is just trying to get over with.

REALTOR® and MLS®

  • A Striking Testimonial

Friends and Relatives are a great source of information regarding such services. A top REALTOR® can always be spotted with a remarkable testimony at all stages. A REALTOR® website and its reputation can be useful while shortlisting the choices. A top REALTOR® would negotiate the lowest price for his client buyer, even though his earnings are on a commission basis only.

  • A Voluntary Guide

You can have a good clue about all your opportunities according to your needs only if the REALTOR® is a good communicator. A top REALTOR® always empties his pocket of information about a property or trend so that you have an open ground and can tell him about your requirements or deal breakers. You may not have to ask too many questions while dealing with a top REALTOR®.

  • Has a Nook in Negotiation

A top REALTOR® is not worth it if he does not have a hard hand at negotiating. A good negotiator is an eminent part of a good REALTOR® as it does not mean he could give you a good deal for your home, but you can also be sure there is no chance of getting a bad one. Scan the market for the above qualities and be confident of picking a top REALTOR®.

The trademarks REALTOR®, REALTORS®, and the REALTOR® logo are controlled by The Canadian Real Estate Association (CREA) and identify real estate professionals who are members of CREA.”

Real Estate Business Model

100% of 0 rather than 50% of 200K

The Myth of Keeping 100% — Why Expense Sharing Could Be the Smarter Move for Realtors®

Are You Chasing 100%… or Keeping 100%?

One of the most common mistakes many Realtors® make—often unknowingly—is misjudging the true cost of doing business. It’s not that we don’t understand simple math—it’s that we often don’t stop to analyze it.

Let’s break it down with a quick scenario:

Would you rather have 100% of $50,000 or 50% of $200,000?

Logically, the answer is obvious. But emotionally, many agents still chase the illusion of bigger splits without realizing how much they’re truly keeping at the end of the day.

The Hidden Costs of the “I Keep It All” Model

If you’ve been in the real estate business for more than 5 years, take a moment to pull your numbers. Look back at your annual income and add up all your expenses:

  • Advertising (print, online, paid leads)

  • Staging, signboards, lockboxes

  • Flyers, postcards, printing

  • Cashback offers or client incentives

  • Office fees and franchise splits

  • Software subscriptions

  • Unpaid help from family or assistants

Most experienced agents find that 60% or more of their income goes right back out the door. What you think of as “your money” is actually funding the backend of your business—solo.

Now imagine you had access to a system that negotiated better rates on those services due to bulk volume and took on the financial risk up front. That model could drop your costs by another 10–15%. Wouldn’t that be worth a more balanced 50/50 expense-sharing model?

The Real Cost of Not Scaling

Here’s another critical point: many experienced Realtors® are still operating like solo practitioners, not business owners. You might be earning good money today, but ask yourself:
👉 What happens if you step away for a month?
👉 Will your business still run? Will income still come in?

For most agents, the answer is no. Your income depends on your personal presence in every transaction. And that’s risky.

This isn’t about effort or intelligence—many of these agents are some of the hardest-working professionals around. But without mentorship, scalable systems, or a team that functions in your absence, you’re capped.

Are You Building a Brand or Renting One?

Another myth: that being under a “big-name brokerage” guarantees leads and long-term business success. The truth?

Most brokerages succeed by recruiting more agents, charging monthly desk fees, and maintaining a brand image—not by building out individual agent success systems.

If you’re not receiving tailored business planning, mentorship, or marketing support that grows your business (not just the brand’s), you’re likely stuck in a loop—earning, but not building.

Time for a Wake-Up Call

Stop focusing only on gross commission income. Start calculating what actually ends up in your account after expenses—and more importantly, how much comes in when you’re not actively working.

Try this simple experiment:
Take a one-month break. Step away from your real estate tasks. See how much your business continues to generate without you.
The result will be eye-opening.

Final Thoughts: It’s Time to Think Like an Entrepreneur

If you’ve been in real estate for 5+ years and don’t see a clear path to scale, growth, and freedom, it might be time to rethink the platform you’re working on.

  • Want to work as a Realtor®? You can join any brokerage.

  • But if you want to build a business that grows with or without you? You need the right system, mentorship, and model.

Because real growth comes not just from what you earn—but from how you earn it.

Why Most New Realtors® Struggle in Their First Six Months

Why Most New Realtors® Struggle in Their First Six Months — And How the Right Support Can Change Everything

The First 6 Months: A Make-or-Break Phase for New Realtors®

Over the course of my real estate career, I’ve had the privilege of mentoring more than 200 Realtors®—many of whom either began or restarted their careers under my guidance. Some were just starting out, eager but unsure. Others were on the brink of giving up after trying every possible route with no success. Today, nearly all of them are thriving, earning six-figure incomes—and some, seven.

So what made the difference?

Let me walk you through a story—one that’s far too common—using John, a fictional character based on real-life situations I’ve seen repeatedly.

John’s Journey: From Hopeful Beginnings to Harsh Realities

John always admired the real estate lifestyle. His Realtor® friends drove luxury cars, lived comfortably, and always seemed to have flexible schedules. He had bought and sold properties a few times himself and figured, “Why not save that commission and earn some extra money?”

With a decent job already, John decided to get licensed and take on real estate part-time. But like many new agents, he felt nervous about telling too many people—especially colleagues at work—for fear it might affect his position. Quietly, he began building a mental list of contacts and potential leads.

A License, a Brokerage, and a False Start

When John finally got licensed, he interviewed a few brokerages—as he was told to do in class—and chose one with hundreds (even thousands) of agents, based solely on the commission split and a promise of “top-tier training.”

Unfortunately, what John didn’t know was that over 95% of the agents at that brokerage weren’t even closing deals consistently. But he was optimistic, waiting eagerly for his network to reach out.

Then came the shock.

One of John’s close friends invited him to a housewarming party—for a home he had just purchased. When John asked why he wasn’t chosen as the Realtor®, his friend replied, “I didn’t even know you were in real estate.”

That’s when John realized: he’d been a secret agent. Literally.

A second blow came when John’s own cousin bought a house through someone else, explaining that he “didn’t want to mix family with business”—but the real reason was lack of confidence in John’s ability.

No Mentorship. No Guidance. No Direction.

Disheartened, John approached his Broker of Record and some senior agents in the office, only to be met with vague advice, discouragement, or worse—indifference. He was told there was no need to come into the office. The training sessions were generic and outdated. Most days, John sat at home, unsure of what to do.

Eventually, like many before him, he gave up and went back to his 9-to-5 job.

What Went Wrong?

John wasn’t lazy. He wasn’t untalented. He didn’t lack motivation.

What he lacked was a proper platform.

He needed structured guidance, daily accountability, real mentorship, and a clear action plan. The first six months in real estate are critical—this is when confidence is built, systems are learned, and habits are formed.

Without the right environment, even the most hardworking individual can lose steam.

Ask Yourself These Questions

If you’re a newly licensed Realtor® (or know someone who is), ask yourself:

  1. Do you wake up with no idea what to do each day?

  2. Does your brokerage tell you there’s no need to come into the office?

  3. Is there a mentor who will accompany you on buyer/seller appointments for the first few months?

  4. Do you rarely meet your Broker of Record?

  5. Has no one ever encouraged you to elevate your business to the next level?

  6. Are your training sessions uninspiring or optional?

  7. Are your friends in other brokerages thriving while you feel stuck?

If you’re saying “yes” to most of these… it’s time to rethink your strategy.

Your Platform Determines Your Performance

Talent and hustle are important—but without the right tools, mentorship, and business model, you’re running uphill with no map.

Choosing the right brokerage isn’t just about splits or logos—it’s about who’s going to walk the path with you.

Look for:

  • A daily business structure and support system

  • Mentors who offer shadowing and real-time advice

  • Training that’s modern, market-relevant, and hands-on

  • A collaborative environment that pushes you forward

Final Thoughts

Real estate can absolutely change your life—but only if you’re set up to succeed. Don’t let the first six months be the reason you walk away from what could be a six- or seven-figure career.

If you’re a Realtor® who’s ready to grow (or restart), find a platform that actually builds people—not just recruits them.

Because even the smartest professionals need a mentor to reach the top.
